A building permit is an authorization to perform a specified type of construction work, granted by a local building department. Separate permits may be required for demolition, building, plumbing, electrical, and mechanical work, depending on the scope of the project and the jurisdiction.
The primary aim of the permitting process is to ensure safety. To this end, building officials review applications and approve them once they’re satisfied that the project’s plans, calculations, and specifications comply with local adaptations of relevant codes.
Getting all the permits and approvals needed for your project can take a while. You may have little say in how long the local bureaucracy takes to process your application. By hiring an expert design team to work on your construction documents, you reduce the risk of error and shorten the revision cycles your application will endure.

BUILDING DESIGN

VIEW PROJECTSMEP stands for “mechanical, electrical and plumbing.” MEP engineering is the science and art of planning, designing, and managing these systems of a building. We work directly with these mechanical, electrical, and plumbing engineering consulting firms, as they are important across all stages of the construction process. They assist with decision making, cost estimation, construction administration, documentation, building management, and building maintenance.
Structural engineers are trained professionals who are responsible for making sure that the structures we use in our daily lives are safe and stable. The structural engineers work closely with our clients to understand the function of the project in order to provide a safe, constructable and economical solution to complete their project successfully.
We have established relationships with engineering firms of all disciplines which allows us to provide a complete set of construction documents while allowing the clients to communicate with a single point of contact.
MEP / STRUCTURAL ENGINEERING
VIEW PROJECTSWith decades of experience, we are very familiar with the rollout process. We partner with a variety of clients and create a unique program based on the specific needs of each client. We can develop a template set of drawings based on the client’s current design standards, then implement this design on a national scale.
Our team works with our client’s established brand standards to ensure the design intent flourishes within a variety of spaces. We understand the relationship between the brand and the customer experience. Our designers address accessibility requirements and space constraints while balancing schedule and budget.
PROTOTYPE DESIGN AND ROLLOUT PROGRAM
VIEW PROJECTSConstruction administration takes place after the design has been completed, all drawings have been completed and approved by the local building department and construction begins. The client forms a contractual relationship with a contractor, and the architect serves to oversee the project to ensure that it is built according to the design documents. The architect conducts periodic site visits to keep track of the project’s progression and answers any questions that may arise during construction. If requested by the client the architect may approve the contractor’s applications for payments throughout the duration of construction, based on the amount of work completed as observed during site visits. VIEW PROJECTSLaser scanning is a method of collecting surface data using a laser scanner which captures the precise distance of densely-scanned points over a given object at rapid speed. The process is commonly referred to as a point cloud survey or as light detection and ranging (LIDAR, a combination of the words 'light' and 'radar'). It can be used to generate 3D imagery that can be converted for use in 3D computer aided design (CAD) modelling or building information modelling (BIM). Laser scanning has proved to be much quicker and more accurate than conventional survey measurement.
During construction, progress photographs may become a thing of the past. LIDAR will give instant and accurate 3D visual comparisons between anticipated planned progress and actual progress. LIDAR may become the most effective and most accurate way to record as-built information.
SITE INVESTIGATION USING LIDAR SCANNING TECHNOLOGY
VIEW PROJECTSAn accessibility review is an evaluation of a property’s compliance with applicable federal, state, and local accessibility regulations. The Americans with Disabilities Act (ADA) is a federal regulation that was passed in 1990. Other state and local building accessibility codes also apply. An accessibility review includes an evaluation of the paths of travel throughout the exterior and interior portions of a property, as well as accessible design of parking spaces, ramps, stairs, public spaces, restrooms, signage, residential dwelling units, and other special uses.

Space planning helps ensure efficient use of floor space without wasting it. This is a drawing that identifies the needs and required elements of spaces, including windows, doors, and even furniture within them.
SPACE PLANNING & DESIGN
VIEW PROJECTSA site plan is a graphic representation of all existing and proposed improvements to a site. A site sketch, or preliminary site plan, is an inexpensive way to begin to firm up some of the project unknowns. As the project progresses, that sketch is formalized into a site plan. A civil engineer will investigative activities like environmental assessments, boundary and topographic surveys, and soil studies further inform the finalization of the site plan.
Master planning is a long-term planning document that provides a conceptual layout to guide future growth and development. A master plan is about making the connection between buildings, social settings, and their surrounding environments. Master planning includes analysis, recommendations, and proposals for a site’s population, economy, housing, transportation, community facilities, and land use. Many master plans start with a feasibility study to understand geographic, environmental, and historic context of a site.
